Immobilienentwicklung war fr\u00fcher eine Kunst, die von Legenden wie Gerald Ronson oder Tony Pidgley ausge\u00fcbt wurde. Ronson fuhr an einem Samstagmorgen an seinen Tankstellen vorbei, um zu sehen, wie sie liefen, und beobachtete, wie die Leute tankten und am Schalter einkauften. In \u00e4hnlicher Weise besuchte Tony Pidgley seine Wohnsiedlungen und unterhielt sich mit dem Bauleiter und den Verkaufsteams, um ein Gef\u00fchl f\u00fcr sein Gesch\u00e4ft zu bekommen. Beide trafen ihre Entscheidungen aus dem Bauch heraus, aber dieser Instinkt wurde durch jahrelange Beobachtung ihrer Unternehmen gesch\u00e4rft, was sie ausmachte, was gut und was schlecht war, was Kunden anzog, was zu viel kostete und welche Effizienzsteigerungen sie einf\u00fchren konnten. Kein Laptop, keine Tabellenkalkulation und keine IRR-Berechnung ist in Sicht.\u00a0<\/span><\/p>\n

Die Entwickler und Investoren von heute sind anders. Viele besichtigen eine Baustelle nur unter Duldung. Sie sprechen nie mit dem Bauunternehmer - zumindest nicht ohne die Anwesenheit von Anw\u00e4lten - und sie kennen oder interessieren sich nicht f\u00fcr den Endkunden, die Person, die das von ihnen entwickelte Geb\u00e4ude bewohnen und nutzen wird. F\u00fcr sie ist die Entwicklung ein Malen nach Zahlen. Sie n\u00e4hern sich einer Entwicklung durch eine Tabellenkalkulation und beten den Altar des internen Zinsfu\u00dfes (IRR) oder der internen Rendite an. Mehr als 15 ist gut, weniger als 15 ist schlecht. Gut bedeutet \"ja\", schlecht bedeutet \"nein\".<\/p>\n

Das ist alles sch\u00f6n und gut, denn bei der Immobilienentwicklung geht es nur um Profit, also muss ein Plan aufgehen, aber es fehlt das menschliche Einf\u00fchlungsverm\u00f6gen. Der magische IRR ist ein Konstrukt aus vielen Eingaben in das Wirtschaftsmodell. Einige sind offensichtlich und feststehend wie der Grundst\u00fcckspreis oder (in geringerem Ma\u00dfe) die Baukosten. Einige sind jedoch v\u00f6llig willk\u00fcrlich. Nehmen wir ein Projekt mit 600 Wohnungen, die f\u00fcr den BTR-Markt (Build-to-Rent) gebaut werden. Der Bautr\u00e4ger braucht den IRR-Gott, damit er Ja sagen kann, und ben\u00f6tigt daher eine Zahl n\u00f6rdlich von 15. Er gibt die Grundst\u00fcckskosten, die Baukosten, die Geb\u00fchren und die Zinsen ein und erh\u00e4lt so die Gesamtprojektkosten. Als n\u00e4chstes muss er die Rendite berechnen. Klingt einfach: 600 Wohnungen zu \u00a3 1.200 pro Monat ergeben eine Jahresmiete von \u00a3 8,64 Mio. Dann setzt er eine Rendite an, zu der er verkaufen kann - und schon hat er einen Projektwert. Aber - und das ist ein gro\u00dfes Aber - \u00fcber welchen Zeitraum werden diese Wohnungen vermietet? Gehen wir davon aus, dass nach Abschluss der Bauarbeiten 600 Mieter eintreffen, die alle einen Mietvertrag unterschreiben und in der n\u00e4chsten Woche einziehen? Unwahrscheinlich. Wie w\u00e4re es, wenn die H\u00e4lfte der Wohnungen dank der Bem\u00fchungen des Verkaufsteams reserviert wurde, so dass das Projekt bei Fertigstellung zur H\u00e4lfte belegt ist? Das klingt gut. Nun, wie schnell werden die anderen 300 Wohnungen vermietet sein? 10 pro Monat? 20, 30, 40? Die Antwort ist, dass das niemand wei\u00df, weil niemand drei Jahre in die Zukunft sehen kann. Wenn sie nicht schnell vermietet werden (im Fachjargon der Immobilienbranche), leidet die Rendite des Investors, denn er hat 150 Millionen Pfund ausgegeben und erwartet eine Rendite von 600 Wohnungen, aber er erh\u00e4lt nur die H\u00e4lfte dieser Rendite von 300 Wohnungen.\u00a0<\/span><\/p>\n

Die Investoren haben keinen blassen Schimmer. Sie waren nur einmal vor Ort, kennen die Stadt nicht, haben kein \"Gef\u00fchl\" f\u00fcr das Projekt oder die Menschen, die es bewohnen werden, und k\u00f6nnen sich nicht von ihrem Bauchgef\u00fchl leiten lassen, weil sie daf\u00fcr nicht ausgebildet wurden. Alles, was sie tun k\u00f6nnen, ist raten. Sie dr\u00fccken die Taste auf dem Laptop, auf der 10, 20, 30 oder eine andere Zahl steht.\u00a0<\/span><\/p>\n

In unserem Beispiel (das auf einer wahren Begebenheit beruht, wie man sagt) dr\u00fcckt der Zahlenmensch den 20er-Knopf, die Tabellenkalkulation macht ihr Ding und - der Computer sagt nein. IRR 13,9%, also unter den magischen 15% ist ein No Go. H\u00e4tte er auf 30 getippt, dann w\u00e4re die IRR 15,1% und es g\u00e4be Champagner f\u00fcr alle, und wann fangen wir auf der Baustelle an?\u00a0<\/span><\/p>\n

Es ist nicht nur unsere Branche, die auf diese Weise gekapert wurde. Ein Freund des Kapit\u00e4ns leitete fr\u00fcher eine erfolgreiche Kette von Multiplex-Kinos, die er von Grund auf aufgebaut hat. Der Kapit\u00e4n entwickelte eines der ersten Kinos f\u00fcr ihn, und zwar im Rahmen eines Gesch\u00e4fts, das beim Mittagessen vereinbart wurde, ohne dass ein Laptop dabei war. Schlie\u00dflich wurde unser Mann von einer Risikokapitalgesellschaft angesprochen, die ihn aufkaufen wollte. Er war perplex, als er zum ersten Treffen kam und erwartete, den Auftraggeber auf der anderen Seite zu treffen. Stattdessen fand er einen Raum voller (seiner Worte) Kinder mit Laptops vor, die kaum etwas sagten, aber jedes Mal auf Kn\u00f6pfe dr\u00fcckten, wenn er sprach. Das Gesch\u00e4ft ging \u00fcber die B\u00fchne, und die Zahlenjongleure \u00fcbernahmen das Unternehmen (Verr\u00fcckte, Asyl?). 10 Jahre sp\u00e4ter gibt es dieses Unternehmen nicht mehr, weil es pleite gegangen ist. Anscheinend kann man eine Kinokette genauso wenig mit Tabellenkalkulationen f\u00fchren wie ein Immobilienunternehmen.\u00a0<\/span><\/p>\n
