Man k\u00f6nnte sagen, dass es zwei Denkrichtungen gibt: Die eine besagt, dass wir alle wieder zur Tagesordnung \u00fcbergehen, in die Kneipe zur\u00fcckkehren, nach Spanien in den Urlaub fliegen und COVID im Allgemeinen als eine Art schlechten Traum vergessen werden; die andere, dass die 18-monatige Pause zu einer dauerhaften \u00c4nderung unserer Gewohnheiten f\u00fchren wird. Gewiss, einige Dinge werden bleiben. Das Einkaufen \u00fcber das Internet wird nicht so bald verschwinden, und die Zeiten, in denen jede Stadt die gleiche Parade nationaler Einzelh\u00e4ndler hatte, sind sicherlich vorbei. Das Pendleraufkommen wird nicht mehr das Niveau der Vergangenheit erreichen, da immer mehr Menschen zumindest einen Teil der Woche von zu Hause aus arbeiten k\u00f6nnen oder m\u00fcssen, was sich, wie hier bereits erw\u00e4hnt, auf den Einzelhandel und die Freizeitgestaltung auswirken wird. Einen Blick in die Zukunft warf diese Woche Richard Pickering in seinem ausgezeichneten Artikel \u00fcber Paris, wo die ber\u00fchmte Champs Elysee als Fu\u00dfg\u00e4ngerzone eingerichtet werden soll, zusammen mit einem Programm zur Anpflanzung von B\u00e4umen und zur \"Begr\u00fcnung\", das La Rue Vert genannt wird. Dazu geh\u00f6ren bepflanzte Wohnzimmer, Lebensmittelkioske und Begegnungsr\u00e4ume. Wie er betont, braucht keine Stadt eine 70 m breite Autobahn, die mitten durch sie hindurchf\u00fchrt. Wie lange wird es dauern, bis die Oxford Street (London und Manchester) und andere Gro\u00dfst\u00e4dte diesem Beispiel folgen? Die Idee der 15-Minuten-Stadt wird Realit\u00e4t, sehen Sie sich das an <a href=\"https:\/\/www.15minutecity.com\" target=\"_blank\" rel=\"noopener noreferrer\"><b>HIER<\/b><\/a>.<\/span><\/p>\n<p><span>Selbst wenn sich unser Verhalten nicht v\u00f6llig \u00e4ndert - was unwahrscheinlich erscheint -, sind die Ver\u00e4nderungen im Immobilienbereich und in der Stadtplanung sicherlich unumkehrbar. Klimawandel und Nachhaltigkeit sind die neuen Schlagworte und nicht mehr nur die Dom\u00e4ne der Gr\u00fcnen und der Greta. Die Autos werden elektrisch und in geringerer Zahl fahren, so dass sich die Verkehrsmuster \u00e4ndern werden. Auf jeden Fall strebt die Jugend von heute nicht mehr danach, ein Auto zu besitzen, wie es die \u00e4ltere Generation tat. Auch streben viele von ihnen nicht mehr nach einem Eigenheim wie ihre Eltern, so dass sich die Nachfrage nach Wohnraum \u00e4ndert. Der private Mietsektor (PRS) oder der Mietwohnungsbau (BTR) sind die treibende Kraft bei der Entwicklung unserer St\u00e4dte, so wie es im letzten Jahrhundert die B\u00fcros und Einkaufszentren waren. In der Zwischenzeit suchen die wohlhabenden \u00c4lteren nach Zweit- oder Ruhestandswohnungen, da das Reisen ins Ausland eingeschr\u00e4nkt ist, und zwar so sehr, dass die Preise in begehrten Gegenden im letzten Jahr um 25% gestiegen sind, w\u00e4hrend die Preise f\u00fcr Wohnungen in einigen St\u00e4dten um einen \u00e4hnlichen Betrag gefallen sind.<\/span><\/p>\n<p><span>Wir k\u00f6nnen also sicher sein, dass sich die St\u00e4dte ver\u00e4ndern werden, wahrscheinlich zum Besseren. Mehr Gr\u00fcnfl\u00e4chen, weniger Verkehr, mehr Fu\u00dfg\u00e4ngerzonen und \u00fcberfl\u00fcssige L\u00e4den, die in Wohnungen umgewandelt werden, B\u00fcros, die umgenutzt werden und Platz f\u00fcr Freizeit oder Co-Working-Zonen bieten, kleinere Satellitenwohnungen in Clustern f\u00fcr j\u00fcngere Mieter und \u00e4ltere Arbeitnehmer mit H\u00e4usern auf dem Land oder in den Vorst\u00e4dten werden wieder in Mode kommen - Drei-Bett-H\u00e4user mit einem Garten und einem Gem\u00fcsebeet, bitte, Herr Barratt und Herr Bell.<\/span><\/p>\n<p><span>Meine beste Vermutung ist, dass wir um den Faktor 75% auf den Typ zur\u00fcckfallen werden, aber dass die COVID-Gewohnheiten so tief verwurzelt sein werden, dass 25% von dem, was wir erlebt haben, haften bleiben werden.
