Die Vermieter weisen immer wieder auf die Ungerechtigkeit hin, dass Mieter die derzeitigen COVID-Ma\u00dfnahmen nutzen, um die Miete nicht zu zahlen. Die Regierung hat zun\u00e4chst die Verwirkung von Mietvertr\u00e4gen und sp\u00e4ter die M\u00f6glichkeit, gesetzliche Mahnungen bei Nichtzahlung der Miete auszusprechen, aus dem Arsenal der Vermieter gestrichen, um die Auswirkungen des COVID-19-Angriffs auf die Wirtschaft zu begrenzen. Der Einzelhandel war ein erstes Opfer der Sperre, dicht gefolgt von Hotels und Freizeiteinrichtungen. Einige P\u00e4chter, die sich auf die Leitlinien der Regierung berufen, h\u00e4tten - so die Argumentation - die Miete zahlen k\u00f6nnen und m\u00fcssen, obwohl sie dies nicht getan haben. Besonders betroffen ist das Travel Lodge, das sich im Besitz der oft verspotteten \"Private Equity\"-Welt befindet. Die Kette beschloss, die Miete mit der Begr\u00fcndung einzubehalten, dass sie ihre Hotels aufgrund der von der Regierung auferlegten COVID-Beschr\u00e4nkungen nicht \u00f6ffnen k\u00f6nnten. Gut und sch\u00f6n, sagen einige. Andere argumentieren jedoch, dass sie, da sie sich im Besitz von Unternehmen befinden, die der Kette durch Finanztechniken das Geld aus der Tasche gezogen haben und eine fadenscheinige Bilanz hinterlassen haben, diese wieder auff\u00fcllen und ausspucken sollten. Wen k\u00fcmmert das? Nun, hier ist das interessante Argument. Es sollte uns alle interessieren, zumindest wenn es um Immobilien im Allgemeinen geht. Immobilien sind eine wichtige Anlageklasse und ein Verm\u00f6gensspeicher, in den die meisten Pensionsfonds und Investmenth\u00e4user investieren. Da die meisten von uns eine Rente oder eine andere Form der Anlage in Form eines SIPP, einer SASS oder eines anderen Instruments haben, besitzen wir alle gewerbliche Immobilien oder sind davon betroffen. Wenn der Mieter nicht mehr zahlt, leidet der Vermieter und damit langfristig auch Ihre Rente. Wenn der Vermieter mit seinem Kredit in Verzug ger\u00e4t, leiden die Banken, und wenn sie das tun, wird ein Teil dieses Schmerzes an die \u00d6ffentlichkeit weitergegeben. In einigen F\u00e4llen geh\u00f6rt die Bank nat\u00fcrlich der \u00d6ffentlichkeit, in anderen F\u00e4llen wird sie \u00fcber die B\u00f6rse in die Altersvorsorge investiert, und so geht es immer weiter.<\/span><\/p>\n

Was sollte getan werden? Es scheint klar, dass nach der Schlie\u00dfung zumindest einige Unternehmen nicht wieder \u00f6ffnen werden. Diejenigen, die es tun und einen Mieturlaub genossen haben, werden sich pl\u00f6tzlich mit bis zu sechs Monaten Zahlungsr\u00fcckst\u00e4nden konfrontiert sehen, und da der k\u00fcnftige Handel d\u00fcnn ist, haben sie wahrscheinlich keine Mittel, um die Schulden zu begleichen. Laufende Rechnungen werden schwierig zu bezahlen sein, ganz zu schweigen von alten Schulden. Ein Mieter (der an einigen Orten auch Vermieter ist) hat einen Vorschlag, und zwar eine Dreiteilung zwischen Vermieter, Mieter und Regierung. Roger Wade, der Gr\u00fcnder des Freizeitunternehmens Boxpark, vertrat in der Property Week die Ansicht, dass wir uns auf Kollisionskurs mit dem Armageddon befinden, wenn die drei Parteien nicht jeweils ein Drittel der finanziellen Belastung \u00fcbernehmen. Es bleibt abzuwarten, ob es dazu kommt oder ob das traditionelle Patt zwischen Vermieter und Mieter Bestand haben wird. Ich hoffe, dass eine Einigung erzielt werden kann, aber ich bin nicht allzu optimistisch, dass dies der Fall sein wird. In diesen Tagen der gro\u00dfen Regierung bef\u00fcrchte ich, dass Gesetze eingef\u00fchrt werden, die den freien Markt auf Gedeih und Verderb weiter aush\u00f6hlen.\u00a0<\/span><\/span><\/p>\n
